General Information

Located between St Paul’s and High Holburn, the five buildings that make up New Street Square offer 92,000m2 of office accommodation.

The buildings range in height up to 19 storeys and replace an assortment of post-war office blocks.

The office and retail space is reached by narrow medieval-style footpaths that merge seamlessly with the surrounding streetscape and lead into a landscaped public square.

We tackled a wide range of engineering challenges at New Street Square. Among them was the successful construction of 48 post-tensioned flat slabs across the four main office buildings. A new slab was poured in each building every two weeks.

The use of thinner section post-tensioned flat slabs allowed us to reduce the height between floors. This meant we could construct more levels in a building restricted in height because of the light requirements of adjacent properties.

During the design development and co-ordination phases, the use of Building Information Modelling (BIM) to plan and review buildability, commissioning and maintenance requirements delivered time and cost efficiencies.

On completion, the model was handed over to the client as an as-built 3D record of the installed services for future reference. It was subsequently used to assist design and installation of various fit-out works packages.

Sustainability was built into every aspect of our operations at New Street Square with the entire team signing up to a Sustainability Charter. We worked with our supply chain and subcontractors to meet targets set out in the charter, reducing waste through design and procurement.

In a first for a UK commercial project, we used recycled glass aggregate as a void former instead of foamed concrete or polystyrene.

We also worked to eliminate packaging, using steel stillages instead of plywood pallets for example.

New Street Square is the latest in a series of prestigious contracts for client Land Securities. Previous contracts include the redevelopment of Birmingham’s Bullring, Cardinal Place and 30 Gresham Street in London and The Gate leisure and retail development in Newcastle Upon Tyne.

The development was also honoured with a RIBA Award and was named winner of the New City Architecture Award 2009.

Our project team won two consecutive Highly Commended Gold awards at the City of London Considerate Contractor Scheme Awards, the project also scooping the inaugural Environment Award for Demonstrating Innovation in Environmental Management.

New Street Square was named Sustainable Development of the Year in 2008.
