General Information

Flanked on two sides by the Regent’s Canal, engineering and aesthetics combine to spectacular effect at Kings Place in London’s Kings Cross.

The seven-storey building provides 27,800m2 of commercial offices, a variety of cultural facilities and waterfront restaurant spaces. At its heart is the 420-seat Kings Place Concert Hall, the first such venue built in London for 25 years.

At 17m deep, the Kings Place project involved the deepest single prop excavation in the UK to date.

An innovative temporary works solution provided by our in-house Design Group allowed the 80,000m3 excavation to be carried out inside a perimeter diaphragm wall. This was supported by a capping beam and just four tubular steel props – one in each corner.

This meant all three basement levels could be constructed without intermediate props, which helped speed up construction. An alternative permanent works solution eliminated the need for load bearing piles and used the basement slab as a raft foundation.

With only limited access, we turned to the canals to open up the site. In conjunction with British Waterways we set up an off-loading area ¼ of a mile away to allow the steel and pre-cast cladding panels needed for construction to be brought to site by barge.

All waste was segregated for recycling, with plasterboard waste removed by canal barge. All the excavated clay was reused and sustainable timber used throughout. Green and brown roofs were incorporated and the building achieved a Very Good BREEAM rating.

Strong ties were forged with the community, local children from the Visual Learning Foundation for Art Education making several visits to site as part of an art project, their work later being displayed on the hoardings around the site.

The proactive input of our supply chain proved especially important on the building’s undulating triple glazed façade which has no visible external fixings. Hung from a single top fixing point at 7th floor level, this fixing method was developed in collaboration with the specialist glazing subcontactor.

Kings Place was the latest in a series of contracts for the client that began with the award-winning refurbishment of the former postal sorting office in Orchard Street, Newcastle.

Hailed as “a visionary project” by the judges, Kings Place was named winner of the prestigious Major Project Award at the British Construction Industry Awards 2009.

As well as recognising the “outstandingly constructive relationships” on the project, the awards judges praised the team for the way it addressed the “major technical challenges” involved in the construction of the building’s basement.

The development was also named the ‘Best of the Best’ and winner of the Commercial Workplace Award at the British Council for Offices Awards 2009, the judges applauding its “exquisite design and clever construction”.

Kings Place won the Project Over £50m category at the Construction News Quality Awards 2009 and was presented with two accolades at the 2009 Wood Awards, winning the Commercial and Public Access category and the Gold Award for best project.

Kings Place was also honoured with a Civic Trust Award in 2009.
