General Information

The 12-storey Watermark Place development offers a bridge between the maritime trading past of the Thames and the economic dynamism of today’s City of London.

Designed to reflect the heritage of its site, this landmark project provides 50,000m2 of flexible high quality office space minutes from the bustling financial district.

Three atriums allow natural light to flood the wide-span office areas while outside a new public realm creates the largest open area on the City waterfront.

Image of Watermark Place AtriumTo create the building’s 40m long, 10m high entrance and reception area a two-storey transfer truss supports the building over the length of its eastern facade. The truss is supported on raked steel columns encased within an elliptical concrete skin and founded on the retained basement raft slab below.

In a first of its kind in the UK, large glass reinforced concrete blocks fabricated at a plant specially set up to serve the development were used throughout the building.

Image of Watermark PlaceBy retaining a third of the structure of the site’s original building we significantly reduced the amount of new foundations needed and the demolition required. In total 96% of demolition materials were recycled.

Photovoltaic panels produce enough energy to power one of the development’s three buildings, 55% of aggregates used on the project were from recycled sources and organic paints were used on the walls.

In addition to on-site segregation a bailer was used to compact packaging, resulting in an average of 83% of waste being recycled.

Three wind turbines used to help power our site offices were donated to a primary school in Northamptonshire where they are providing a learning resource and earning the school green energy credits it can sell back to its electricity supplier.

Watermark Place is the latest in a series of contracts we have undertaken with Development Manager City Offices Real Estate. These include the redevelopment of Chesham House in Regent Street and construction of two low-rise office blocks as part of the Paternoster Square development in the City of London.

Watermark Place was named Best Sustainable Project at the 2010 LABC National Building Excellence Awards. The judges hailed the scheme a “highly innovative” development “justly applauded as an exemplar of sustainable urban design”.

The development won a Gold award at the National Considerate Constructors Scheme Awards 2010, the project team winning praise for the extensive use of recycled and sustainable materials and the “exemplary waste reduction” measures implemented.

The scheme was honoured with the Institution of Civil Engineers London Merit Award 2009, the city’s highest award for civil engineering achievement.

Watermark Place also picked up the Chairman’s Cup for best overall site in the City of London’s Considerate Contractor Scheme 2008, as well as a Highly Commended Gold Award and the Environment Award for Demonstrating Innovation in Environmental Management.
