General Information

The Grade II listed former Regent Palace Hotel in Piccadilly was converted to provide a mix of office, retail, residential and restaurant space around a central atrium.

More than half of the hotel’s original façade was retained and repaired and significant sections of its exquisite Art Deco interiors restored and reinstated.

AirW1, the main office element of the development, comprises more than 16,700m2 of prime Grade A office space over seven floors.

A sophisticated temporary works solution was formulated to allow for excavation of a deeper basement while avoiding the need to install flying shores across the 60m wide site.

The Art Deco interiors of the hotel’s famous Titanic Restaurant and Atlantic Bar and Grill were dismantled and removed for later reinstatement. Timber and plaster features were carefully recorded with latex squeezes taken from all profiles.

The use of BIM technology and 3D modelling for all services and structures avoided clashes, aided prefabrication and increased productivity and safety.

The project recorded 2.3 million man hours worked without a reportable accident during the construction phase.

The BREEAM ‘Excellent’ development is home to the largest and most efficient fuel cell in Europe, with sustainable features also including thermal stores, a photovoltaic array and grey water recycling.

100% replacement aggregates were used in the concrete mixes and the development achieved FSC project certification.

The use of a consolidation centre reduced deliveries by 70%, the team also surpassing a challenging target of 10m3 of waste per 100m2 gross internal floor area.

The project achieved a local employment rate of 23.5%.

Salvaged kerb stones and other construction materials unsuitable for reuse were donated to various local charities for use in community garden projects.

Collaborative BIM methodologies were adopted at all phases of the project to de-risk the design, construction and operation of the building and ensure a fully integrated handover was realised.

Air W1 was named Project of the Year at the Building Awards 2012 and won the Best Practice Award at the British Construction Industry Awards 2012.

The project won Gold Awards at the Considerate Constructors Scheme National Site Awards 2012 and 2011, and received The Crown Estate Urban Business Award for excellence in business performance, innovation, environmental care and sustainability. Quadrant 3 also received a RIBA National Award.
